Will I need Council approval?
Regulations vary between Councils and it is necessary for you to enquire with your local authority regarding development consents and building permits that may apply to the construction of a studio on your property. Where Council Approval is required, the Australian Roundhouses™ team will arrange for the preparation of architectural plans and engineer specifications for your submission to Council.
1. CHOOSE A DESIGN
Select a floorplan from our range of concepts or choose the Design Consultation Package where our team will assist you in creating your own design.
2. CHOOSE A KIT OPTION
All Australian Roundhouses™ kits are manufactured to National Construction Code Standards and can be tailored to suit your site specific requirements i.e. wind, snow, bushfire attack level ratings etc.
The Australian Roundhouses™ Lock Up Kit is our most popular option and with an upgrade of insulation and internal lining, this kit will enable you to reach “Lock Up Stage” on site quickly. With little else to do except internal fit out, electrical plumbing and connection to services this proves a relatively easy solution for many clients and Builders. An Australian Roundhouses™ Frame Kit is the ideal solution for projects requiring more on site-specific finishes
3. PRELIMINARY PRICING
Australian Roundhouses™ will prepare a preliminary quote (or quotes for Design Consultation Packages) and email together with a draft plan for your consideration and acceptance.
4. ACCEPTANCE OF PRICING/PREPARATION OF CONTRACTS
Once kit options and pricing are confirmed – Australian Roundhouses™ will prepare a kit contracts for signing together with a deposit invoice of 10% of the final quote.
On receipt of signed contracts, and deposited funds, your plan is forwarded an Australian Roundhouses™ approved architect and engineer for the preparation of architectural plans, BASIX/ thermal efficiency report and engineer specifications ready for submission to Council.
5. OBTAIN PLANNING APPROVAL
As Council regulations vary from site to site, it is the responsibility of the purchaser to obtain all development consents, development approvals, and building permits that may be required by Law. Australian Roundhouses™ recommends the engagement of a Building Certifier to assist with this process.
6. COUNCIL APPROVAL
On receipt of Council stamped/approved plans – Australian Roundhouses™ will review the plans for any required alterations requested by local statutory authorities. Australian Roundhouses™ will contact you to discuss any applicable changes to kit materials and relative pricing adjustments.
7. COMMENCEMENT OF KIT MANUFACTURE
40% of the project value is required prior to order of materials and an invoice is issued approximately 45 days prior to commencement of manufacture. Materials are then ordered on receipt of funds and the purchaser is advised of estimated manufacture completion date.
8. COMPLETION OF MANUFACTURE
The purchaser is advised approximately two weeks prior to manufacture completion. A final invoice is issued and the balance is required to be paid in full prior to delivery/ collection.
9. DELIVERY/COLLECTION
Kit delivery by Australian Roundhouses™ is calculated at $3 per kilometre/per truck/per return from Goulburn NSW to your site location. Delivery is generally received within 10 days of receipt of final invoice funds.
Alternatively, you may choose to arrange independent transport. Our team is happy to liaise with your preferred transport operator to schedule delivery collection and advise you of the estimated date of arrival.
